It’s very simple to qualify for a private mortgage. We will consider lending to anyone who has:

• Council rates notice for the security property (which can be your existing property or purchasing a property).

• A recent mortgage statement OR a contract of sale on a property.

• 100 points of identification.

• A demonstrated exit strategy (means to repay the loan).

The amount will depend on your requirements, security property value and exit strategy. We can offer loans from $25,000 up to $50 million.

What Security Is Required for a Private Home Loan?

For a private home loan, the key security required is typically real estate—the property you’re purchasing, refinancing, or using as collateral.

1. Real Estate as Collateral

• The property itself is the main form of security for the loan. This could be an owner-occupied home, an investment property, or land.

• We will place a mortgage or caveat on the property, ensuring that it secures the loan until the debt is fully repaid.

2. Equity in the Property

• To minimize risk, we typically require you to have a sufficient amount of equity in the property. The more equity you have, the better, as this lowers the lender’s risk.

• The equity is the difference between the property's current market value and any outstanding debts.
